The Old Barn, Newclose Farm Overview
First Impressions
You know what hits you first when you pull up to The Old Barn, Newclose Farm? It’s not just another converted barn — and trust me, I’ve seen plenty of those around the Isle of Wight that feel a bit forced. This four-star gem actually feels authentic, sitting naturally in the Thorley countryside like it’s always belonged there. The moment you step out of your car (which you can park right on-site for free, by the way), there’s this immediate sense of calm that washes over you. It’s the kind of place where you instinctively lower your voice and start breathing deeper.
Location & Setting
Honestly, the location is pretty much perfect if you’re looking to explore the western side of the island without dealing with tourist crowds. You’re tucked away on Hill Place Lane, which sounds fancy but is really just a quiet country road that leads to some of the best bits of the Isle of Wight. Yarmouth is close enough for dinner — maybe a ten-minute drive — but you feel completely removed from any hustle and bustle. I mean, couples absolutely love this spot, and I can see why. There’s something romantic about being surrounded by working farmland while still having easy access to coastal walks and those dramatic Needles views.
The Accommodation
The rooms at The Old Barn strike that tricky balance between rustic charm and modern comfort. You’ll find original beams and stonework that remind you this place has history, but the bathrooms are thoroughly contemporary and the beds are genuinely comfortable. What I really appreciated was the attention to detail — proper blackout curtains for those summer mornings when the sun comes up early, and windows that actually open wide enough to let in that fresh countryside air. The heating works brilliantly too, which matters more than you’d think when you’re staying in a converted agricultural building during cooler months.
The Experience
There’s something quite special about waking up here — you might hear sheep in the distance or catch sight of rabbits hopping across the fields. It’s not a big operation, which means the service feels personal rather than corporate. The owners clearly know their stuff when it comes to the local area, and they’re genuinely helpful with recommendations that go beyond the obvious tourist spots. Actually, some of the best walks I discovered during my stay came from their suggestions, including a footpath that leads down toward the Solent that I never would have found otherwise.
Why Guests Love It
That 9.5 rating isn’t just numbers on a screen — it reflects what happens when you get the fundamentals right and add genuine character on top. The Old Barn, Newclose Farm works because it doesn’t try too hard to be something it’s not. You’re staying in a real place with real history, surrounded by working countryside, but with all the comfort and convenience you need for a proper getaway. Plus, having your own parking space might seem like a small thing until you’ve spent twenty minutes circling Yarmouth looking for a spot during peak season. It’s these practical touches, combined with the peaceful setting, that make this place feel like a proper retreat rather than just another night away.
To book hotel on the Isle of Wight for Cowes Week, sailors grab harbor-view rooms that overlook the racing fleets.

We booked this last minute after being let down through another listing on Booking.com. This beautifully restored barn had everything and was extremely well equipped. Close to Yarmouth which is a lovely coastal town. Rooms were spacious and access to an outdoor jacazzi went down well with the kids. Hosts were friendly and on hand to assist with any questions or issues.
